This prime site is situated on the corner of Pollard St and Great Ancoats St in Manchester, and is part of the ongoing regeneration of the Great Ancoats Street corridor on the north side of the city centre.

The project will be a challenging mixed-use development completed in 2 phases. Phase 1 consists of a 7-storey L-shaped Etap hotel with 6 floors of bedrooms and mezzanine floor for back-office functions.  A second building will provide 20,000 sq.ft of Grade A office space. The ground floors of both building will be used as retail space. The two buildings will be separated by an external plaza.

Phase 2 will consist of a further 50,000 sq.ft of Grade A office space with an additional retail space. The project aims for a BREEAM “Very Good” rating as a minimum.
